Commercial Mortgage Loan Servicing

The firm manages over $60,000,000 of investments in commercial mortgage loans for various institutional investors. Servicing includes lockbox service for payment, tax and insurance monitoring, and UCC monitoring and extension filing. Service also includes annual property inspections, asset review, including obtaining and reviewing rent rolls and operating statements, and investor reporting. WKS also handles and coordinates all loan events such as assumptions, transfer requests and secondary financing requests/and or discovery.

Construction Loan Administration & Construction Monitoring (Site Inspection)

The WKS team provides a variety of Construction Administration and Monitoring services to many financial institutions, including the largest Taft-Hartley Act Investment Manager on the West Coast. WKS tailors its services to the specific needs of the client. Services range from complete Construction Administration, including controlled disbursements and project accounting, to routine stage drawn inspections and reporting.

Real Estate Development

WKS has over 22 years experience in real estate development for the public sector in U.S. Government and State of California and private sector clients including both commercial and residential developments.

Property Management

With over seventeen years of experience in property management, WKS takes a personal approach to property management and sees its clients as individuals. This allows the firm to meet the needs of its clients with a level of service they would not receive from another company. Property management services include financial reports, property status reports, bookkeeping, in-house leasing and sales services, and individual meetings with investors.
